A plumbing inspection allows you to ensure no major plumbing issues would affect the home’s value before buying it. This can help you negotiate the price and ensure that you don’t buy the house and be surprised later when major plumbing issues arise. Here are some concerns an inspection might find:
Pipe Leaks
During the inspection, your plumber will make sure your shower, dishwasher, sinks, faucets, tub, and toilet are not leaking. Small leaks increase your water bill and can cause much bigger problems.
Pipe leaks can also lead to mold and mildew water damage in the home if pipe corrosion needs replacing.
Older homes must also be checked for lead pipes that can harm children.
Sewage System
A plumber can also help you determine whether a septic tank is installed on the property or if your waste goes to a municipal sewer system.
If there is a septic tank, your plumber can determine its location and any issues it might have. A broken septic tank is an expensive problem you can avoid by ensuring it’s in good working order before you buy.
Water Heater
A plumber can determine your water heater’s location and capabilities. If the home water heater needs repair or replacement, you can have the homeowner pay for the repairs or install a new one before move-in day.
They will also inspect emergency water shut-off, drain valve, thermostat, gas/electric connections, temperature setting, and other potential issues.
Toilets
An inspection can discover leaks at the base of the toilet. If the flooring right around the toilet is discolored or flimsy, or if the toilet is not securely in place, it can mean major floor damage hiding beneath.
Water Quality
Make sure that the water running in the home is clean and safe to use and drink. If you see it’s discolored, there can be good reasons behind that, from minor to major issues. It might mean something simple, like a temporary flow of dirty water, and it can also mean long-term damage if old pipes need replacing.
Just because your home has some plumbing issues doesn’t mean you shouldn’t buy it. However, an inspection will let you know what you’re getting into, and it might allow you to negotiate the home’s price and ultimately save you money.
